OZ provided master planning and assisted on the entitlement process for this transit-oriented development site, located along the east side of I-225 between E. Alameda and 6th Ave. and adjacent to the Highline Canal, a regional pedestrian/bicycle path. This dense, compact, pedestrian-scaled mixed-use development supports transit ridership by providing multi-modal connectivity to Abilene station and serves as the "social" heart of the neighborhood.

OZ Architecture was selected to provide professional urban design services to the City of Boulder in the generation of initial concept studies for the 115 acre “hub” of the proposed Boulder Transit Village, located at the northeast quadrant of 30th Street and Pearl Parkway. The “hub” is envisioned as the “heart” of the entire BTV Area and includes both a commuter rail station and an RTD Park’n’Ride Station providing Regional Rapid Transit Bus Service to and from Downtown Denver and communities in between, as well as alternative transit options to access the majority of Boulder. A mixture of land uses is strategically located within the “hub” of the Transit Village so, as redevelopment occurs over time, our dependence on the automobile is decreased. OZ generated a Framework Plan, Land Use options, and an Illustrative Diagram (below) to support this effort.

OZ, in conjunction with N.E.S. Inc, provided master planning services for this mixed-use “Town Center”. The design concept envisions a uniquely identifiable “Town Center” that incorporates a multitude of vertically and horizontally integrated uses. The overall intent was to create a well-used and well-loved pedestrian-oriented place of enduring value that allows merchants, residents, and visitors to walk a few blocks in any direction to shops, restaurants, recreation, cultural, workplace, worship and festival events. The development program included 800,000 SF retail, 800,000 SF office, 600 room hotel/conference center, water park, cathedral and 1600 residential units. Design Guidelines were prepared to ensure that the goals and vision of Colorado Crossing are realized.

OZ Architecture developed a concept plan for this new urbanist development on 217 acres in Colorado Springs. The site is an existing gold processing mill and is classified as a reclaimed brownfield site. The concept includes a retail/mixed-use core area near the major street intersection at Highway 24, which connects downtown Colorado Springs with Old Colorado City and Manitou Springs, and S. 21st Street. Up to 1,500 housing units are planned, or under construction with a small community village located adjacent to a central park. The village includes a library, other civic uses and small neighborhood retail shops. Greenbelts connect all uses on the site to an existing regional park and open space south of the site.

This 89 Ha Sub Area, centrally located in Kigali at the Kimihurura Roundabout, is envisioned to become the Gateway to Kigali from the Kigali International Airport. The focal point of this Sub Area is a High-Density Mixed-Use Commercial Center that links to the new Kigali Convention Center, frames and celebrates the Roundabout, and provides an animated pedestrian promenade. The Development Program includes over 220,000 square meters of commercial space, 1500 hotel rooms in a hotel park, a Residential Neighborhood with over 800 dwelling units, as well as several interlocking parks and greenways. It also includes a park at the southern end of the site that could become a key sports or recreation facility for the City of Kigali. This 205 Ha Sub Area, located approximately four km northeast of the Kigali City Center and due north of Kimihurura and the rapidly growing Nyarutarama, is envisioned to become the Town Center for surrounding neighbourhoods, including Nyarutarama, Gisozi, Batsinda and the new Surbana Kinyinya project. It is envisioned to become a prototypical Sustainable Urbanist town, with a strong youth and family-oriented focus. It is designed provide commercial and civic services to all surrounding residents as well as a retail market of close to 400,000. Kinyinya Sub Area includes a major Mixed-Use and Civic Center, an Education Complex, and eleven Neighbourhoods, with a projected population of 30,000. The Sustainable Infrastructure component includes two multi-modal Transit Centers, a Transit Corridor, Green Streets and Environmental Treatment Zones. The Development Program includes over 200,000 square meters of commercial space, over 8000 dwelling units, and eleven Neighbourhood Centers with primary schools, health and other social services. It has two secondary schools and one post-secondary school, as well as shared Sports/Recreation Center and Performing Arts Center, and several other civic buildings situated amidst several interlocking parks and greenways. This project capitalizes on the site's proximity to downtown Littleton's light rail stop. Here, an existing surface parking lot and dated office building were replaced by 12 units of two-story townhomes and 25 units of multi-family lofts over a ground floor of commercial office space. The scale and architecture of the development reflects both the commercial and historic character of Littleton Boulevard, while recognizing the more residential scale and character of the Stern Park residential precinct to the South.

The Masaka Sub Area Plan scope is unique in that it is much larger than the other sites with two levels of planning, with over 4500 Ha. It included a Sectorwide Plan for Masaka Sector (290,000 population including a New Masaka City Center, existing Masaka Town, and four new Towns), as well as more detailed urban design for a Prototype District of the New City Center. The projected populations for these different areas are: 170,000 for the New City Center, 40,000 for Masaka Town, and 20,000 for each of the new towns. This Prototype District exemplifies many aspects of Sustainable Urbanism, with a Mixed-Use Core, eight Neighbourhoods with community Centers, extensive Open Space/Greenways, and maximum use of Sustainable Infrastructure. The existing Masaka Town plan highlights a Medium-Density Mixed-Use Core surrounded by residential neighbourhoods, a Medical/Research Center and a light industrial Innovation Center. This element will be located adjacent to the new international rail line and promote strong agro-industrial economic development for the entire Sector. OZ provided urban design, master planning, and design guidelines for the StorageTek Campus. The plans illustrate the transformation of an aging industrial campus into a vibrant and attractive new urbanist community at the southern gateway to Louisville. The plans feature a compact neighborhood organized into districts and centered on an urban park and plaza within a retail village. Integrated land uses, high density, street connectivity, and pedestrian environments encourage walking and bicycling. The Plan incorporates innovative standards that allow for the evolution of land uses as density increases over time and new patterns of living emerge. OZ provided services necessary to make this dramatic change in land uses possible, including urban design, master planning and design guidelines for the new development.

The Superior Town Center is envisioned as the new “Downtown” for the town of Superior on a 150-acre site adjacent to Highway 36 and McCaslin Boulevard, located in Boulder County. The mixed-use Town Center is organized around a “Main Street” and oval Plaza, lined with Specialty retail, commercial and restaurants with office or residential on second and third floors. Multi-level parking is located in the center of each block, as well as convenience parking along the streets. Adjacent to the Main Street area would be other residential, office, sports/skating pavilion and a hotel overlooking the Coal Creek Greenbelt/Trail system. The Town Center could accommodate 1-2,000,000 square feet of development.

Westminster Promenade is one of the major developing mixed-use/entertainment/employment districts in the City of Westminster. Lying between Denver and Boulder along the Highway 36 corridor, Promenade West is anchored by a 24-screen AMC Cineplex with a cluster of restaurants and retail lining a Central Plaza and Promenade that connects to the Promenade East across a pedestrian bridge. Promenade East is anchored by a three rink Ice Centre on one end and a Westin Hotel/Conference Center at the other end, with two office buildings above retail and restaurants, all facing a two-acre, man-made lake. The project is connected to the Westminster City Park to the east along the big Dry Creek open space corridor. The firm has continued to expand its design role with the design of the six-acre infill project that includes the Deepak Chopra “MyAnanda” Spa, retail and a luxury condominium village between the Westin Hotel and the Ice Centre, as well as the 14-acre “Axis” residential neighborhood adjacent to CirclePoint.
