The Creekside Lofts project includes two 40-unit loft style condominium buildings located in Riverfront Park, a redeveloping area of Lower Downtown Denver. Phased into two buildings, 1A and 1B, this four-story wood-framed project incorporates underground parking, storage on each floor and in the garage, with units ranging from 620 to 1200 square feet. The project is designed to reflect the traditional masonry aesthetic of Denver as well as acknowledging the more contemporary buildings nearby.
These one and two-bedroom apartments are part of the nationally recognized Highlands Garden Village sustainable community. The developer/architect team worked very closely with the neighborhood group to come up with a design that fit into the existing old neighborhood and is respectful of the adjacent old Elitch Theatre.
Its sustainable design includes high-efficiency water heaters and recycled wood products for the porch decking. The project also utilizes xeriscaping and sustainable products where possible. The exterior is made of a cement-fiber board.
This project capitalizes on the site's proximity to downtown Littleton's light rail stop. Here, an existing surface parking lot and dated office building were replaced by 12 units of two-story townhomes and 25 units of multi-family lofts over a ground floor of commercial office space. The scale and architecture of the development reflects both the commercial and historic character of Littleton Boulevard, while recognizing the more residential scale and character of the Stern Park residential precinct to the South.
This four-story loft building is located at the newly redeveloped Stapleton area of Denver. Residents have easy access to the shops and restaurants of the town center. The building design brings an exciting, contemporary look to Stapleton, featuring brick, metal panels and large areas of glass to create a fresh look and provide dynamic living environments. Geared toward young, single buyers, these studio and 1-bedroom units feature flexible living space, outdoor decks and underground parking.
The Broadmoor Brownstones evoke the elegance and tradition of New York City row houses from the turn-of-the-century. Able to access the golf and spa amenities of The Broadmoor Hotel, owners of the Brownstones enjoy their own private residence and 715 SF garage, at this stunning five-star resort.
The West Residence at the Broadmoor overlooks the 18-hole golf course adjacent to the century old hotel. The new six-story residential building is designed to take advantage of the stunning views of the Rocky Mountains while simultaneously optimizing the privacy of the residents. With thirty-three units, below grade parking, and extensive common areas, this luxury condominium project sets the tone for future phases of residential housing on the Broadmoor’s 3,000 acre site.
This project included the partial re-use of an existing office building to create a downtown residential building. The building is centered around a private, tree-filled courtyard over a heated underground parking garage.
Each of the 34 residences at The Walnut was designed to receive natural light from two to three sides. No two units, including the Brownstones, Flats, Skyhomes and Penthouses, are alike. The units feature extensive windows, private entrances, decks and balconies, high ceilings, and open floor plans, successfully achieving the developerís goal of indoor/outdoor living for each residence.

Torzetto is the all-new exclusive residences on Streamside Circle in East Vail. The site is a redevelopment comprised of 3 duplexes on 3 adjacent lots. Torzetto's design is based upon the styles of modern minimalist which will stay in line with the forty years of Vail traditions, yet impart a very refreshing new type of living experience in Vail. Inspired by Vail's natural beauty, Torzetto has been designed and built with the utmost in luxury and function. An abundance of unrestrained windows, spacious balconies, and vaulted ceilings allow for plentiful viewing and maximize the natural mountain light.
The Townhomes at Riverfront Park are twenty-three 3-story individual townhomes located in the Lower Downtown Denver area, with the vibrant Cherry Creek area neighboring one side of the development. Each townhome offers a front terrace with a private walk-up entrance to a 3-bed, 3-bath, 2-car garage, and two additional outdoor decks on the 2nd floor - one off the living area to the front and one off the kitchen to the back. The Townhomes range in size from 2,400 sf to 3,300 sf. An upgrade package allows the owners to customize their units from the standard finish package to include more luxurious amenities such as a rooftop terrace.
Waterside Lofts, a 13-story building with 163 loft-style condominium units, fronts Cherry Creek near historic lower downtown Denver. The building features high quality finishes, fitness center, business center, 24-hour lobby attendant and 3 levels of underground parking. The project was designed as a stylistic bridge between the historic architecture of Lodo (1890's warehouse buildings) and the newer contemporary architecture to the west (Pepsi Center). The building is stepped back, reducing its impact on surrounding streets. Two different bricks, metal panels, exposed concrete structural grid, significant glass areas, and outdoor terraces aid in creating an exterior architectural statement. Bay window elements allow views to the mountains and Cherry Creek. These lofts have a distinctive architectural appearance, not similar to any other new buildings in Denver. As part of the site's rezoning process, the developer provided 17 affordable units, setting an example for the City's subsequent affordable housing program. Dispersed throughout the project, these units have the same level of finish as the market-rate units, providing a diversified mix of owners and living experience.
Zi Lofts consists of 40 condo units, approximately 6,500 square feet of commercial space and structured parking. The building is six stories tall, and units on the 6th level have mezzanines overlooking living areas. The 125' x 125' site is one block away from Coors Field and has great views of both the mountains and downtown. The project budget is $12 million, with a construction schedule beginning in mid-2006.
The Zuni Townhomes are another exciting urban infill residential project that consist of wood framed 3-story townhome units built over a concrete podium common parking garage and one stand alone, single family carriage house in the Highlands neighborhood of Denver. Some of the unique design features include landscaped rooftop patios and a blend of construction techniques and finishes (stick frame and concrete).
