OZ is planning a new senior housing neighborhood incorporated into the Nazarene Bible College’s 43 acre campus on a hill northeast of Academy and Fountain Boulevards in Colorado Springs, CO. Nazarene Continuing Care community will seamlessly integrate with the existing Bible College campus, responding to the sloping topography and unique layout of the Bible College Campus.

The central pedestrian “spine” is aligned with the Ward Ball Tower and Carillon located in the center of the campus. It includes a four-level independent living building with 96 units, two levels of assisted living providing 54 units, and a Memory Care facility. The project also features 45 single family cottages, 45 townhomes, generous common spaces and a recreation facility.

Prince Street Senior Residences is located in the City of Littleton south of Denver.  The project sits on a half an acre at the corner of South Prince Street and West Berry Avenue.  The 3 story building consists of 50 Senior living apartments with a mix of 1 and 2 bedroom units and an underground parking garage.

This development provides a strong connection to the surrounding neighborhood, City of Littleton and Geneva Lake Park and serves as a gateway building to downtown and the City of Littleton Municipal Building.  Interior amenities include a community room, library, den, multipurpose room and fitness center which all provide valuable services to senior tenants.  Sensitivity was used in selecting lighting fixtures, finishes and providing easily accessible spaces that enrich the resident’s experiences.

Villa Mayfair is a proposed market rate, age-restricted apartment community located at 8th Ave and Jersey in the Mayfair neighborhood of Denver CO.  The building, constructed in the 1950’s of a cast-in-place concrete structure and precast concrete façade panels, has stood for many years as an underutilized asset in the neighborhood.  Recognizing the inherent convenience of the location and the positive impact a physical upgrade and new use would make on the community, the developer (Old Vine) has teamed up with OZ to modernize the structure and transform it into a senior apartment community with modern amenities and appropriate services.  When complete, the building will include 89 apartment units and resident amenities such as a theater, billiard room, bistro,salon and ballroom. Significant landscaping improvements and outdoor gathering spaces are also planned for the grounds.  Parking will be a surface lot with a limited garages.

The development consists of 4 – 5 story towers.  Phase 1 will include the south two towers.  Phase 2 will include the north two towers which are currently occupied as dormitories for a local art college. The project will be financed by HUD with an expected completion in 2011.
