The concept for CirclePoint revolves around the creation of a pedestrian core. A circular Central Park becomes the focal point of the development with the west side left open to allow views of the Rocky Mountains. When complete, the site will include seven office buildings and two retail restaurant buildings. Total office, retail and restaurant space is estimated at 1.3 million square feet. The Sioux City Promenade is a two-block-long pedestrian/auto mall that provides the city with a fresh venue for festivals and events. It also re-opens the connection between downtown Sioux City, the Convention Center and historic 4th Street - a connection that had been lacking since the Convention Center was built.
The Promenade serves as a pedestrian mall during evenings and weekends, and provides controlled car access during office hours. Phase I of the Promenade project included a 50,000 square-foot cineplex and 15,000 square feet of retail space. Future phases will include the adaptive reuse of the Pierce Building, which will be converted to a boutique hotel; and a parking structure with retail wrap and residential units above.
In anticipation of the need for additional commuter parking, OZ designed this three-level project for RTD with the long-term concept of adding two additional levels, culminating in a structure that would park 500 cars. Within less than a decade, RTD found that the structure was fully utilized, so the OZ-designed 4th and 5th floors were constructed.
This precast concrete structure, located along a major highway entering the city of Boulder, is tucked into earth embankments to minimize its impact on the roadscape. Perimeter building planters soften the structure and provide a planted, terraced image. Focal points are concentrated around the pedestrian stairs and waiting area where the use of steel and glass creates a sense of transparency, user security and excitement. Bus circulation was improved by bringing in a bus lane directly off US 36.
