The first building of a four-building campus for T. Rowe Price, this three-story, customer call-in/walk-in center houses one of the largest mutual fund providers in the U.S. Due to the high level of telephone and computer communications equipment required, the entire building incorporates raised flooring and a full-backup generator. A walk-out basement and adjacent parking garage were included in Phase I, and the design features the flexibility to accommodate a multi-tenant scenario in the event that T. Rowe Price needs to contract its operation at any time. The exterior design features a brick veneer facade with battered brick piers and natural stone piers and sills. A dramatic arcing canopy is designed to shelter pedestrians from inclement weather. The materials and colors were selected to complement the Colorado Springs environment, and the landscaping was designed to complement that locale. It incorporates water features including a stream and fountain, as well as natural stone walls and paving. The interior design includes a call center, an investor center, and open office spaces as well as a cafeteria to provide employees with a comfortable break space. The basement, or concourse level, is a walkout into a heavily landscaped sunken plaza between the building and the parking garage.
