Waterside Lofts
Denver, COWaterside Lofts, a 13-story building with 163 loft-style condominium units, fronts Cherry Creek near historic lower downtown Denver. The building features high quality finishes, fitness center, business center, 24-hour lobby attendant and 3 levels of underground parking. The project was designed as a stylistic bridge between the historic architecture of Lodo (1890's warehouse buildings) and the newer contemporary architecture to the west (Pepsi Center). The building is stepped back, reducing its impact on surrounding streets. Two different bricks, metal panels, exposed concrete structural grid, significant glass areas, and outdoor terraces aid in creating an exterior architectural statement. Bay window elements allow views to the mountains and Cherry Creek. These lofts have a distinctive architectural appearance, not similar to any other new buildings in Denver. As part of the site's rezoning process, the developer provided 17 affordable units, setting an example for the City's subsequent affordable housing program. Dispersed throughout the project, these units have the same level of finish as the market-rate units, providing a diversified mix of owners and living experience.
